Built With Care, Every Step of the Way
From permits to your customer care warranty, DSLD takes you through each step of the construction process. You will receive updates through email throughout the building of your home. A DSLD Superintendent will end the process by teaching you about the care and maintenance of your new home.
Permits Stage
Before construction begins, DSLD submits your home’s plans to the local Parish or County for permitting. Once the permit is approved, we move forward with site preparation—grading the land and starting dirt work to ensure proper drainage and a solid foundation. The road to your dream home begins here, as we take the first official steps toward bringing your vision to life!
Foundation Stage
This phase begins with form boards being set to outline the exact footprint of your new home on the lot. Once the layout is in place, our plumbing team installs pipes and drainage lines within the foundation area. Next, the concrete crew prepares the footings and lays a moisture barrier to protect the foundation. Reinforcement materials such as wire mesh and steel rebar are then added to ensure long-term strength and stability. Finally, it’s time to pour the concrete. Our crew carefully pours, levels, and finishes the foundation, allowing it to properly cure—marking a major milestone in the construction of your DSLD home.
Framing Stage
The framing stage brings your home to life—this is when the structure begins to take shape. Our skilled carpenters construct the interior and exterior walls, install ceiling framing, and add the roof decking. A radiant barrier is included to improve the home’s energy efficiency. Next, we apply Barricade Plus Home Wrap to protect against air and moisture intrusion, helping maintain a comfortable interior environment. Exterior doors and windows are installed, and a Parish or County inspection ensures all work meets current building code standards.Your home is truly rising from the ground during this exciting phase!
Top Out Stage
In the Top Out Stage, essential systems are installed within the framework of your home. The plumbing team extends water and drainage lines to serve the kitchen, bathrooms, laundry area, and outdoor hose bibs. Bathtubs and shower units are also set in place at this time. Simultaneously, our crews install the HVAC system, electrical wiring, and ventilation throughout the home. Once these critical systems are in place, the Parish or County conducts a thorough inspection to ensure everything meets code. After passing inspection, we move into insulation—beginning with foam application around penetrations to prevent air leaks, followed by installation of our high-efficiency BIB (Blow-In Blanket) insulation system. This phase ensures your home is both comfortable and energy-efficient from the inside out.
Drywall & Exteriors Stage
At this stage, your home truly starts to take shape—both inside and out. We begin by hanging drywall panels, starting with the ceilings and followed by the walls. Once in place, drywall mud and texture are applied to create a smooth, finished surface throughout the interior. Meanwhile, on the exterior, the base coat of stucco is applied, and installation of vinyl siding and brick begins. These finishing touches enhance both the appearance and durability of your new home. With walls in place and the exterior coming together, your home is now visibly transitioning from a structure to a space uniquely yours.
Interiors Stage
Now it’s time for the details that bring warmth and personality to your home. The interiors stage begins with our trim carpenters installing interior doors, cabinetry, baseboards, and crown molding. Once trim is complete, the painting crew gets to work, applying the primary coats of paint to walls, trim, and cabinets—adding color and character to each space. Ceramic tile flooring is then installed in all the “wet” areas, such as bathrooms and the laundry room, combining durability with style. This stage is where your vision begins to come to life, as finishes and design elements start to define each room.
Mechanical Trim Stage & Interiors Complete
At this stage, the final touches are added to bring your home’s systems and style together. All mechanical, electrical, and plumbing work is completed, including the installation of HVAC components, lighting, and plumbing fixtures. Meanwhile, interior finishes are finalized with the installation of granite slab countertops, mirrors, shower doors, and appliances. Carpet and hardwood flooring are also laid, giving your home its finished, move-in-ready appearance. This stage marks the completion of your home’s interior, blending function and beauty into every room.
Punch Out Stage
The Punch Out Stage is all about perfecting the details and preparing your home for move-in. Final paint touch-ups are completed, the interior and exterior are professionally cleaned, and the driveway is pressure washed for a polished look. Your yard is fully sodded, and seasonal landscaping is added to the flowerbeds, enhancing curb appeal and providing a welcoming first impression. A final inspection is conducted by the Parish or County to ensure every aspect of construction meets local building codes. With every detail carefully checked and completed, your home is nearly ready for you to make it your own.
Final Inspections & Quality Control Stage
Before your first walk-through, we take extra steps to ensure your home meets the highest standards. A Quality Control Professional conducts a thorough inspection using a comprehensive checklist of 1,000 items—evaluating every major system and detail to confirm they are performing at their best. Following this review, your DSLD superintendent conducts a second inspection and addresses any remaining items to ensure your home is move-in ready. This rigorous process ensures your new home is delivered with the quality, care, and attention to detail you expect from DSLD.
Homeowner Orientation & First Walk Through
Your home is now complete, and it’s time for your first official walkthrough. During this New Homeowner Orientation, the DSLD superintendent will personally guide you through the home, highlighting its key features, demonstrating how systems operate, and offering valuable maintenance tips to help you care for your new space. This is also your opportunity to ask questions and share any concerns. If any adjustments are needed, they’ll be noted and addressed prior to closing—ensuring your home is move-in ready and meets your expectations. At DSLD, we want you to feel confident, informed, and truly excited as you prepare to step into your new home.
Final Walk Through
The Final Walk Through is the last step before closing and moving into your new home. Its purpose is to confirm that all items identified during the New Homeowner Orientation have been addressed and brought up to DSLD’s high standards. Together with your superintendent, you'll review any completed adjustments to ensure everything is just right. This final review gives you peace of mind knowing your home is ready for move-in—crafted with care, quality, and your satisfaction in mind.
