Permit

In this stage, DSLD files for a permit in the parish/county that the construction will take place. As we are waiting on the final approval to come in, we get your lot staked out, and do some preliminary dirt work to prepare for construction.

Foundation

You will begin to see framework being set on your property that will form the concrete while it sets. Plumbing pipes are placed underground, and the parish/county performs an inspection to insure all meets standard building codes. This stage normally takes up to 14 days.

Framing

This phase is where our carpenters begin erecting the walls, ceiling and roof. Your purchase begins to look more like a home. Once all the frame work is up, we then install the exterior doors and windows. If your home has a fireplace, the base is placed, and the roof is decked, then the shingles are installed. The parish/county performs another inspection. This process normally lasts 7 days.

Top Outs

We now begin installing the mechanical systems of your home. At this point we install your Heating, Ventilation and Air-Conditioning system or HVAC, the wiring for all electrical systems, and the plumbing lines and piping that will serve your home. There is another inspection from the parish/county and then the wall insulation will be completed. This phase lasts about 6 days.

Drywall

In this phase, we hang, tape and finish the sheet rock. This is also the phase where the most exterior work is done on the home. The brick is layed and the stucco and vinyl siding is installed. This takes about 8 days.

Carpentry Trim

Your interior doors, all baseboards are installed. Cabinets are installed. This normally takes 2 days.

Painting

During this period, the primary coats of paint are applied to your home, which takes 3 days to complete.

Floors

Ceramic tile and garage door installation takes place over the two-day period following the painting of your home.

Mechanical Trim

All of the mechanical and electrical systems in your home are completed during this phase, which includes the completion of all plumbing, lighting and HVAC systems. In addition, we will install all of the marble countertops, mirrors, shower doors, carpeting and wood flooring (if applicable). After 4 days, your home moves on to the punch stage.

Preliminary Punch-Out

This is the stage that consists of putting the finishing touches on your home. This process includes touching up your paint, installing the landscaping and sod package, professionally cleaning the interior of the home, pressure washing all concrete surfaces and the final inspections are performed by the parish/county. The preliminary punch period lasts 7 days and is followed by DSLD's unique final inspection process.

Final Inspection

During this phase of construction, we bring in our quality control professional to verify that all DSLD quality standards have been met. This quality control professional puts each DSLD home through a rigorous 600+ point checklist to ensure your home is functioning properly in every way. In addition to the DSLD quality inspection, your home will undergo an independent 3rd party energy inspection to ensure we have met our energy goals for your specific home. Following this battery of inspections your community superintendent will bring any items that need attention up to specifications over a 4 day period.

Orientation

At this point everything about your home should be complete and you will now have the opportunity to perform an inspection with your community superintendent. During this meeting you will be walked through your home, explained all of its features and systems and have any questions answered about your new home.

Final Homeowner Orientation

The intention of this walk is to verify that any items that were found during your initial orientation have been brought up to DSLD standards, which will be the final step prior to moving into the closing phase of the home purchase process.
